If someone came to your home and performed a test just to see if there were leaks in either the sewer or water system under the home, told you there were leaks and you want a second opinion to be sure there are leaks, we can retest the system(s) at no charge. (Must have main line sewer clean outs visible and present in order for us to perform the free 2nd opinion test. Charges will apply if it is necessary to locate the sewer line, to find or uncover the clean outs, to install clean outs in order to perform the test and/or to locate and/or repair any/all leak(s). This applies to residential single and dual family concrete slab foundations only in Dallas, Collin, Rockwall and Denton Counties only and is subject to availability.

    We also offer second opinions on other things as well, such as. Gas Leaks or For sewer or water leaks that have been located by another company, call us, we can give you our price to perform the repairs necessary based on what the other plumber found. If you agree to the price we give you, we would perform another leak location (sewer or water) at regular charge (collected upon completion of the leak location) to VERIFY (we call this a verification leak location) the leaks are where the other plumber said they are. After the leak location we would perform we would collect our regular rate for that work. If we confirm what the other plumber said, the proposal amount we quoted would stand, and we would deduct the amount you will have paid us for the leak location from the proposal amount we gave you (making the verification leak location FREE) However if we find something different than the other plumber we will give you a new proposal amount (remember the price could go up or down, not just up) collect at that point for the leak location we performed, and if you use us for repairs we will deduct the amount you will have paid us for the leak location from the proposal amount we give you.

    One important note, we believe that the person who performs the repair work is responsible for the leaks being where they are supposed to be. If you use one person for leak locations and another person for repairs with the repair plumber not verifying the leak locations before excavating to the leaks, you are setting yourself up for a big problem. What if there is no leak in that spot, either the repair plumber will tell you that (there is no leak) and charge you for his un-necessary excavation and for finding and fixing the actual leak, if this happens you will want to go back on the leak location plumber at which time that plumber will tell you that he is not responsible because you were crazy for letting someone punch a hole where he had no idea if the leak was there or not.

    Or the other situation and honestly this happens way more than the other option, is the repair plumber will cut out a piece of pipe that is not leaking tell you he repaired a leak, charge you for that leak and maybe he will not even repair anything that is leaking and leave or he will go and find the actual leak or leaks and charge you to find and repair those as well. JUST BE CAREFUL. The Bottom line is if you were in this business would you punch a hole through a slab where someone you do not know, never met, have no idea if he was drunk, knew what he was doing, on drugs or any number of other things. Maybe he just had bad intensions in mind to begin with (Such as just punching a hole to fix something that is not leaking and make money, WHO KNOWS.

    But anyway would you punch a hole where someone like that said there was a leak, or would you want to make sure the person who punches the hole was the one who said the leak was there, that way if the leak is not there, it is that persons fault he had to do un-necessary excavation, so he should not charge for that un-necessary excavation, relocate the leak properly for free and charge accordingly for proper excavation. Don't be fooled, no one is perfect especially when they are trying to find something under a slab that they cannot see, but an honest plumber will tell you when he is wrong and not charge you when it was not necessary. Trust me when I tell you that very few if any plumbers in this city will tell you any of what I just said, try them and see. They do not want you to know this, because they want no responsibility on either side of this, and a lot of them don't care if there is a leak or not, they only care that they can go through your slab, get you to pay either way, leak or no leak you are going to think there was a leak and it was fixed. JUST BE CAREFUL, and always have the same person who locates the leak repair the leak. If you do not trust the location guy to repair it, do you really trust his location, and if you do not trust the repair guy to locate the leak, should you really trust him to repair the leak. Think about it.

    Bottom line is if you need anything at all let us know. Some plumbing companies have a leak location specialist that locates the leaks and they repair them, that is perfectly fine in our opinion because leak location is difficult and there are very few good leak location guys and many of them would rather work for themselves, so think of those guys as extensions of the team the plumbing company has put together to make sure they find and fix your leak properly.

    My point here is not those situations, it is where you call one company to repair it getting a good deal on leak location from one company, then call the company you can get a good deal with for repair to have them repair it. That is a bad plan. If you are even thinking about that, find someone you trust who you think can do them both, call that company, tell them the pricing situation you have for both things and see if you can all come to an agreement to find and fix them at a price you all can live with, with that one company. You will be glad you did in the end, trust me.

We will first work to give you our estimate for the work. If our estimate is more than the estimate you received, we will do it for the competitors quoted price. The price we match must be in writing, and we must receive a copy of the estimate information from the other company for our records.  With price matching we will do the work the same way as the other plumber quoted.  Additional work or work performed in a different way could result in additional charges.

  • Leak Location Guarantee:

    1. If we cannot locate the leak there will be No Charge. Our leak location guarantee says that if we inform you that we cannot locate the leak, you pay nothing for our time in attempting to locate the leak.  If we cannot be sure we located the leak properly using traditional leak location methods we will tell you we could not locate the leak.  At that time we will inform you of your next options and any possible recommendations we might have on how to resolve the issues.  It may be necessary to drill up to a ½" hole (maybe even in several places) through the concrete slab in order to possibly help locate the leak, if this is the case, we must be given the opportunity to do this at no additional charge to you (but we will not be responsible for finish work of any kind) or you will pay us the full leak location charge no matter what.

    2. If we actually do locate the leak, and give you an estimate to excavate to the leak and repair it, and we ultimately do the work.  In the process of doing the work, it is determine that the leak is not where we said it was, we will not return the leak location amount in this situation, however we will relocate the leak at no additional charge, and there will be no charge for the un-necessary excavation we made in attempt to uncover the originally proposed leak location area.  One important note here, is that if this did happen, In-House Plumbing & Services, LLC will not be responsible to re-instate any finish work in these situations, such as but not limited to tile, linoleum, wood floor, other types of flooring, cabinetry, paneling, etc.  In these situations, at no time will the leak location amount be refunded.
