I have a Home Warranty Policy, would that policy pay for the costs of these repairs?

Normally Home Warranty policies have a buy out clause which would come into play on these types of problems. The normal buy out amount is $ 250.00 to $ 1000.00. It depends on your specific warranty company and policy as to what the buy out will be. Many of the home warranty companies today are requiring you to use their plumber to do all of the work in order to get the buy out amount. We recommend that you be very careful with this. The plumbers sent by the warranty companies are usually 2 and 3 times the cost of a company who specializes in leak detection and repair to do the same work. The normal reason for the price difference is that the warranty company does not get paid very much at all to go out in a normal situation. So to make money, they must jack the cost of the non covered items up. It is our experience in dealing with hundreds of these claims over the years, that it is a bad idea to use the plumber the warranty company sends out to do the repair work on a leak under a slab. Even if they will not give you any money unless you use their company, it is our experience you will come out ahead by using a good quality leak detection and repair specialist to do the work. We recommend that no mater what you get everything in writing, do not just go by what they say, in most if not all cases, these people cannot be trusted, this includes the warranty company themselves. It is very important to note, that it is our experience that many/most if not all of the plumbers sent out through the warranty company, do not have much experience in under slab plumbing leak detection and repair work. They have usually specialized in above slab plumbing, and probably know that work very well, but under slab plumbing is completely different than below slab plumbing, and should be treated as such. We recommend that you just be very careful in these situations. Gather as much information as possible from all sides before making any decision. Make sure also, that with a sewer leak situation the home warranties plumber is not just running a camera to try and test or locate leaks. What many look like a leak may not be leaking, and visa-versa. It does not matter what it looks like only that it is leaking, and the only way to determine that is to test the system, using rubber inflatable test balls with air hoses attached to them. If they use a camera and say no leaks, they could very well be a false reading, leaving you with a leak under the house that can continue to do damage as time goes on.
 
When you really get right down to it, if there is a buy out that applies to your situation, there is really no reason that the warranty company would have to do anything but test to see if there is a leak. In a normal situation, just to locate and repair one leak under the slab would exceed any buy out amount, so if there is a leak, all they should do is give you the buy out amount and let you do what you want to do. This is what you need to push for after there plumber does a test that shows a leak. If they try to make you do anything else, you need to fight them all the way up the chain until they give in and give you the buy out amount with-out using their plumber. Then you need to think long and hard about canceling that policy as well, because these are the games they play on everything. Do you really want to play games every time you have a problem.
